The difference is that a mortgage equity can be used for any purpose, not just for a home.

A mortgage equity is a loan that is secured by a mortgage over your property.

You can enjoy a discount of 0.5% on your interest rate if you actively use a Česká spořitelna Personal Account. You can enjoy an additional discount of 0.2% if you arrange payment protection insurance to go with your mortgage equity.

Early repayment:
Consumers are entitled to pay back their loan early, either in part or in full, during the term of the loan. In such case, the bank is entitled to compensation for any costs it has outlaid on the loan. The conditions for exercising the right to early repayment and information about the bank’s entitlement to compensation will be set out in more detail in the respective loan agreement.

Consumers are entitled to withdraw from a loan agreement without needing to provide a reason and without incurring a penalty within 14 days of entering into the agreement. The conditions for exercising the right to withdraw and the consumer rights stemming from exercising this right will be set out in more detail in the loan agreement 

Total loan amount: CZK 1 400 000. Monthly repayments: CZK 10.640  (repayments include principal and interest). Number of repayments: 180. The interest rate is fixed for 5 years at  4.34 % p.a. Fees associated with the loan that comprise the total loan costs: CZK 6 000 for establishing the loan; administration fees of CZK 4 000 for entering and deleting the bank’s mortgage interest over the security property in the land registry; and a real estate appraisal fee of CZK 4 400. Loan term: 15 years. Annual percentage rate charged:  4.66 %. Total amount to be repaid: CZK 1.931.396  (assuming the interest rate does not change for the entire term of the loan).
